House Rules

1. Occupancy
   Check-in time is 3:00 PM and check-out time is 9:30 AM. Do not enter earlier or leave later without express permission from Owner. Cleaning crew arrives promptly at check-out time, so please be on time.
2. Age
   Guest must be at least 30 years of age to rent this unit.
3. Guests
   People other than those in the Guest party set forth in the Rental Agreement may not stay overnight in the property without Owner's permission. Maximum overnight occupancy is six (6) persons. Maximum of ten (10) persons allowed on the property at any time. Absolutely no house parties, pool parties, weddings, or any large gatherings will be allowed that would exceed that occupancy. No events allowed.
4. No Smoking
   No smoking is permitted in the house or on the lanai. Smoking is allowed outside only; please properly dispose of smoking materials.
5. Pets
   Pets are NOT permitted by Guest. Service dogs allowed with pre-approval from Owner.
6. Conduct
   Keep the property and all furnishings in good order. Please be respectful of noise levels — this is a family-oriented neighborhood. Only use appliances for their intended uses. When using the grill, please pull it away from the house, clean it after use, and turn off the gas on the propane tank.
7. Parking
   You may park cars in the driveway or the one-car garage if available. There is a fire hydrant in front of the house — please do not block it.
8. Housekeeping
   While linen, bath, beach, and dish towels are included in the home, daily maid service is not included in the rental rate. We will clean after Guest departs, but please do your best to keep the house as you found it. Maid service during your stay can be arranged for an additional fee.
9. Food & Insects
   Do not leave any opened food items out in the kitchen, including butter. This is Florida, so there are many insects just looking to get in. Please keep opened items in the refrigerator or freezer, or store them in one of the containers with a lid available in the cabinets.
10. Garbage Disposal
    Do not put seafood shells, coffee grounds, or eggshells in the disposal.
11. Trash Removal
    Do not leave any trash outside the front door or on the lanai during your stay. Please place trash and recyclables in the designated bins. Garbage and Recycle day is Friday. Please put the designated bins to the curb and put them back after emptied into the garage. Thank you!
12. Pool
    Please use caution when using the pool. Do not use glass containers in the pool area. Quiet zone hours in the neighborhood are between 10 PM and 7 AM — no loud music in the pool area or on the lanai. Be cautious not to roll chairs on the lanai into the screens — there is a charge to replace damaged screens.
13. Storms & Bad Weather
    Florida weather can be unpredictable. No refunds will be given for bad weather.
14. Responsibility
    The owners are not responsible for any accidents, injuries, or illness that occur while on the premises. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
15. Damage
    In the event there is any damage that results from your stay, you agree to inform us promptly. Guest agrees to be responsible for loss or damage to the house. Damage caused to furniture and bedding from wet swimsuits and beach towels will be Guest responsibility.
16. Excessive Cleaning
    We reserve the right to retain all or part of the security deposit fee for excessive cleaning charges which may be incurred as a result of departure guidelines not followed. See Departure Guide for check-out instructions.
